I'm always available to serve your needs. I prefer to do business directly with my clients, using my personal cell number (250-885-0512). Rather than waiting around for a call back, you'll speak with me, directly, as long as I can get to the phone. On the rare occasion that I can't answer, you'll get my personal voicemail, leaving a message directly for me.
In today's on-demand world, it's important to have your e-mails answered quickly. I carry a BlackBerry whenever I'm away from the office, enabling me to respond to your messages instantly.
I've lived in Sooke for the past four years, and have really fallen in love with the entire West Shore area. I've had the opportunity to meet many friends and clients through involvement in hockey, slo-pitch, and volunteering with the Canadian Coast Guard Auxiliary here in Sooke. A personal peeve of mine is bad photography on the MLS®. So much so, that I started a daily Horrible MLS Photo on my Sooke Community and Real Estate Blog. To that end, I always ensure to capture stunning, high resolution wide-angle photos of any property I list for sale. I am very particular about the photos, and spend 1-2 hours capturing every room in exquisite detail. The best 20 are loaded on the Victoria Real Estate Board MLS for display on MLS/REALTOR.ca. The rest are uploaded to my website and a link included on the listing so that potential buyers will get a better idea of what your home is all about.
4. Floor Plans
With each listing, I supply a professionally-drawn floor plan that goes on the listing, on my website, and in the home brochures I provide for buyers to take with them as a lasting reminder and a quick reference when deciding which property to buy. Buyers absolutely love the floor plans, as it gives them an opportunity to try and fit their furniture into your home. It also helps them to plan for sun exposure and natural light as they get a true idea of the layout of the house in relation to the sun.
I'm not the Internet Marketing Specialist for nothing! I shoot a video of every listing I take and post it to several Internet video sites including YouTube. The video is then embedded on my website, and a link included on the MLS® listing. Combined with the wide angle photography, buyers are truly able to tour your home online, and the more they know about a potential home, the more likely they are to want to see it in person. I get many positive comments about my videos from buyers and other REALTORS® who've viewed them online.
6. Social Media
The Internet has changed the way we buy and sell real estate, but the best is yet to come. I use several social media tools, such as my blog, Twitter, Facebook, YouTube and more to help expose your property to potential buyers. How does it help? Well, Each person I'm connected to online is connected to dozens or hundreds of others - it doesn't take long to realize the networking power of social media. I create interesting and relevant online content for your home, and people will pass it on, generating more buzz for your property. You can think of social media like "reverse advertising," where if I have interesting and relevant things to say, people will follow along. They might not be interested in your home, but chances are, they know somebody who is.
7. Skilled Negotiator
Using me to sell your home helps to remove emotion from the equation. I'm always on your side, of course, but I can help you see the bigger picture when it comes time for negotiation. In this tougher market, buyers are more and more demanding; you need an experienced, confident and creative negotiator on your side to make the deal come together and to ensure your interests are protected.
